Step 1 — The Fit Assessment (Portal)

Begin in the Portal. Upload your information, constraints, Designs, budget range, and timeline. We:

  • Validate project fit (scope, budget, and scheduling).

  • Flag permitting and engineering requirements early.

 

Confirm the New Build track and identify any planning submissions (zoning/variances) if needed

Step 2 — Instant Budget Range & Path

You’ll receive a budget range and a clear path forward:

  • Design & Engineering kickoff (architectural concept + structural strategy).

 

Eligibility prompts for value‑added services (e.g., construction financing) when applicable.

Design‑Build Workflow

1) Lot & Floor Plan Strategy

A successful build starts with site realities (orientation, grading, services, setbacks) and a plan engineered to fit:

  • Use a Plan: Choose a proven architecture and personalize it for your lifestyle.

  • Tailor a Plan: Edit a plan to align with site constraints and functional priorities.

 

Design From Scratch: We develop custom architectural plans engineered for your lot, including structural strategy and envelope performance.

2) Engineered Design & Permits

We deliver engineered stamped drawings and permit‑ready documentation, coordinating:

  • City permits, planning submissions, and variances (when required).

  • Lender‑ready packages (for financing review and approvals).

 

On‑demand BIM & Clash/VR for complex coordination.

3) Budgeted Price

With the plan defined, we produce a budgeted price with line‑item clarity:

  • Structure & envelope

  • Mechanical, Electrical, and Plumbing (MEP) systems (electrical, plumbing, HVAC)

  • Interior finishes & millwork (our production/wholesale‑level pricing advantage)

  • Site works & contingencies You can adjust scope before moving to final pricing.

4) Selections & Final Contract

Your inhouse designer guides a streamlined selections process:

  • Exteriors (materials, rooflines, colorways)

  • Millwork, cabinets, flooring, tile

 

Fixtures (lighting, plumbing, hardware) and specialty elements
Once selections are done, we finalize contract price and schedule and sign the construction contract.

5) Build (Execution)

On‑site execution with rigorous accountability:

  • Site Logs, photo/video updates, and schedule visibility in the portal

  • Tablet‑based change orders (approve from your phone or desktop)

PMP/PRINCE2 project management and a 100% five‑year safety record

6) Closeout & Move‑In

We perform a detailed quality handover, deliver documentation (manuals, warranties, as‑builts), and coordinate any lender wrap‑up if financing was involved.

Your Client Portal provides:

  • Scheduling - Real‑time visibility into tasks, trades, and deliveries.

  • Site Log - Photo/video updates between site visits.

  • Change Orders - Time‑stamped, priced, and approved digitally.

  • Cost Tracking - See your running balance with live updates.

  • Messaging - Centralized communication (searchable, audit‑ready).

  • On‑Demand Tech - BIM & Clash/VR for complex builds; AI‑assisted takeoffs and planning in our roadmap.

  • Pricing - Quick range provided after the Fit Assessment.

Quality Assurance

Quality is a system: we use trusted trade partners and a formal Quality Assurance Program with 17 checkpoint categories and 10–20 inspection points each, all logged in the portal with photos and notes.

  • Electrical (Phases 1–3)

  • Plumbing & Mechanical (Phases 1–3)

  • Insulation & Air/Vapour Control

  • Cabinetry, Flooring & Tile

  • Final Walkthrough & Handover

Municipal inspections integrated - Footings/Foundations, Pre‑Backfill, Framing, Vapour Barrier/Insulation, Final Occupancy.

Warranty

  • 10‑Year Structural Defect Warranty (load‑bearing components)

  • 5‑Year Water Penetration Warranty (foundation/envelope)

  • 2‑Year Mechanical Systems (electrical, plumbing, HVAC)

  • 1‑Year Workmanship & Materials
